ENJOY – OFFICE BUILDING IN PARIS BATIGNOLLES

An urban sculpture, built above a railway landscape whose verticality evokes the traditional architecture of Paris.

The railway brownfield between the Batignolles district in Paris and the Ville de Clichy, bordering the Gare Saint-Lazare rail terminals, has undergone a massive transformation in the last twenty years. The area was first part of 2012 Paris’ Olympic bid Olympic Village, and was eventually developed as a huge urban district, designed by François Grether. Following the example of the neighboring Parc Monceau, the new Park Martin-Luther-King is at the core of a vast ensemble of offices and housing buildings. The glazed tower of RPBW Courthouse is the first landmark of this part of the city. ENJOY marks the north-west entrance to the district, on a site imposing rigid geometric and structural constraints: the site itself is a concrete slab over the railway having just a few bearing points between the rails. The building is characterized by a three-wing plan, which leaves its center to seek specific relationships with the neighborhood. This essentially irregular form offers as little surface as possible, giving onto the railways while still being able to protect the area from the noise nuisances. This shape also brings well-lit floors layouts, opened to many possible configurations. The building offers a series of setbacks and recesses. A slightly angular façade marks the main street, Rue Rostropovitch. To the south, towards the railway, the façades create a landscaped inner courtyard, and a scenography for the train-travelers arriving or departing from the Gare Saint-Lazare. The nature of the site compelled to envision a light-weight structure: wood was therefore the best possible solution. The construction general principle is a spruce, a post-beam framework and CLT floors. The metallic façades, with their intense rhythm of long, vertical openings, play with speed and kinetic effects. The 2,700 m3 of wood used contribute to the building’s exceptional environmental profile, which has received several labels, including the BEPOS label and the BBCA label. 1,950 sq m of solar panels on the roof create an energy surplus of 23%, and the building itself has a low demand of energy. As written by Jean-Philippe Hugron, “this project is never in contradiction with the constituent components of its environment; on the contrary, it reconciles these various elements. It is, in itself, a delicious calmness, a breath of fresh air.”
